Remember also that interest expense is a deduction for investment property.When you have free & clear property you have less expenses to offset therefore your taxable income is much higher.My point is not that I encourage leveraging to the hilt, which is extremely dangerous in the wrong hands.

:shock:The ONLY way I'd buy right now, if I were you, is if you can legitimately find a property for less than 70% of its market value, and even that is suspect.You have no cash reserves, a dangerous position for a homeowner to be in.
