I guess it depends on what your goals are?

We have to keep in mind that every investor has different goals and they may not share our strategy.

Our overall goals are to have a bunch of free time to be able to travel, and also start building up wealth for our 4 children.

I would truley weigh you future life goals and the pros and cons

My initial goal is to purchase $1M in B-C+ class cash flowing rentals in the region.It would be great to hear your thoughts and ideas BP!

Our long term goal is to acquire enough rentals so we can retire early. 

The end goal for me is to figure out the cost of my mortgage relative to my NOI because I will be looking to Refi the property in the future.Looking forward to your replies,

Early retirement has been one of my goals since I began working and I initially decided to do it through mutual fund investing since that seemed to be a pretty safe choice.

However, in the past we have been "hobby flippers" one a year, this year our goal is to do 12 houses,, we are on target for 8 right now as we continue to scale up on our contractors and qualified help.I hope this was enough info to make sense. 

My goal would be long-term ROI from equity building, appreciation, and tax advantages, as well as diversifying my investments (primarily TSP and mutual funds).
