I understand townhouse/condos are more of cash flow plays (vs. appreciation) so wanted to get in at lower price to be cash flow positive...hence the recommendation ask.Specific community names would be appreciated...e.g. one I'm aware of is Meadowridge townhouses in Coppell.

If you want to play in that market, buy a property that has some life left, rent it out for a few years and then try to sell it for what you bought it for, before it needs a new roof, plumbing etc...

Youn Profeshonals etc.It’s nice to have less roofs but depends on the complex itself.Are the unit in walk -up building (up and down) or 2 story town house style.The second is often more in demand because they are larger.It is a low cap, but that’s Orland I guess...How much money do you need to spend per door to achieve higher cap?

The only way tenants are willing to pay 3 ways is if the property is in a high demand area or the rent is not too exorbitant that its affordable to them to pay 3 ways.
