Not sure I’d be comfortable just yet with out of town projects but I would like to hear more just to pick your brain. 

I've tried google searches but most websites explaining the details are very convoluted and difficult for me to understand (I do have a Masters degree and read a lot, but for some reason having trouble wrapping my brain around the complex bankruptcy laws).

I guess there was a bug, in my brain or in my eyes last night. 

They are also salespeople and usually have money on the brain, which clouds judgment worse than the strongest moonshine you'll find.Your particular example is quite extreme though.

I would be curious is there is anyone who either invests in securitized private real estate or has obtained financing like that themselves who's brain I can pick. 

I probably should start a new post but after thinking about it, i figured i have all ready gotten a lot of great feed back from everyone here so I thought id pick your brain again.I'm looking at the idea of jumping from my two unit duplex to a larger multi unit property since there are a lot more options for them in the Maryland area and i feel could work better then trying to buy multiple smaller single family homes, condos or rowhomes (town houses).

I think @Bill Exeter as a world class expert in this area and if you get a chance I would pick his brain.

Go out and talk to people in your local area who are already making money as RE investors and pick their brains.

Pick anyone's brain who's willing to give you the time.
