On one side the companies appears stronger, due to labor cost cutting, so equity investors appreciate the companies improvement on the quarterly reports, which supports investors desiring to invest more in other business, which improves the economy.

Current annual income is $101k-Annual rent increases of 3% are realistic making annual income after 10 years $136k-If interest rates lower a refinance would lower annual mortgage expense-an added bonus over time would be appreciation (which will likely not happen within the next few years)Thank you for any input!

If this is a franchise of some type, then it's usually guaranteed by the corporation, so if the tenant leaves, the corp takes over responsibility.It will take you 18 years to recover your cost of $700k.The property can appreciate all it wants, but unless you sell the property, or refi (which will probably kill your cash flow), that appreciation is just window dressing.
