If you watch the show on chernoble (sic) we were damn lucky there .. and now the bozo's are attaching those facilities. as for real estate it will boil down to consumer confidence and CREDIT  if both of those remain viable I dont see a big issues in our business and could be a run to the hard assets for long term growth and safety.. 

We got it for an outstanding price in a great neighborhood.

In addition to what @Nik Moushon suggested It would not hurt to see if the city would be willing to forgive some of the outstanding taxes.

Remember, the seller has to pay off all outstanding debt (mortgages, etc...) connected to the property when they sell it.

Does your trusted friend have the ability to indemnify you for the money they are holding of yours to the point where their divorce, bankruptcy, outstanding warrant or judgment will not affect your funds?.
