Do not expect buyers to come calling if you can't beat the MLS.Every business has to deal with customer acquisition expense.  

I think any home warranty customer will say it sucks in some way.You really have to assess your property history and bet if anything is likely to break.

They usually go above and beyond with their customer service.

I have previously financed a couple of investment properties in Chicago, IL through a mortgage broker called Guaranteed Rate who found me loans with Wells Fargo and Chase.I would like to switch to an alternative broker due to very low levels of customer service from Guaranteed Rate.Can anyone recommend a good mortgage broker who has experience with dealing with investment property mortgage applications?

The price I quoted earlier was for a sheet metal fabricator to come out and make a custom flashing surround for a large brick chimney.

I foresee having to hire some help with scheduling, billing and other basic 'admin' type responsibilities, as I will be needed in the field meeting with customers.....
