As long as you don't prove to be a complete jerk and the property is nice i don't think they will give you any crap about a stricter lease. 2)Look for kids who have parents in the upper-middle class and who will cosign on the lease.

If you become a tenant again before you become a landlord, I recommend you try looking at it from the landlord's perspective.A landlord is very proud of her rental properties and wants her tenants to live in a place that is better than just the average crap apartments she remembers from when she was a tenant.

Crap, find myself agreeing with Sue again ;)Don't know why, but whenever I hear of a new landlord and the first thing they want to do is increase the rent, a cold shiver goes down my back.If you want to introduce yourself do what we do, take one evening to go knock on each door and say hello, rather than a horrible impersonal letter.We make it a priority as well - we close on a unit or units, and we introduce ourselves that day, or maybe just before closing with the outgoing landlord.Sending a letter is just.....distant.

Who knows.If your tenant fights you, depending on your state laws, you probably won't win any case saying the tenant has to pay for the eradication.
