The great thing about BP is you can go back in time and if memory serves me correctly this question has been asked before and people were a lot more positive.

Account Closed  so how do small investor compete with these big players.. they buy the big package cherry pick by the time the notes get to us little guys we get the left overs.this is why I just skipped that and created my own niche with QUALITY performing notes that you don't have to bid on or compete for.. granted returns are not as much as what those hope for in the NP space but there is no work to them.. they are there and ready to go.. just buy them.. its all teed up.. spend zero time on all this work..

I would do two things: get professional bids on renovations (no fly-by-night contractors offering to save you a buck) and ensure I have the funds set aside to cover the cost.If you don't want it, I'm happy to take it off your hands.

You can continue trying to work with the other Landlord to help him correct the problem.

And am I reading correctly that proof of funds is all a bank would ask for in order to set a term sheet up? 

You'll want to get some contractors to walk properties with you & give you bids.

Fairly competitive business so hopefully you won't have trouble getting bids.

The seller says it needs minimal work to sure things up via a contractor they’ve had bid the job.The pictures seem to show it’s a bit more of a job.I’m in need of a foundation company or someone that can tell me what I’m getting myself into.
