If it would support being a living area (dry all year round, decent height ceilings) maybe make it into a TV room or a 2nd living room with some faux stone, apartment carpet and 2nd hand mirrors from over old dressers.

#2 What I see is about 30% fee, that's the tough part...if you hit $3000/month and loose 30% of that, you're back down to LTR rate...plus you probably have extra expenses, like furnishings, utilities, consumables, lawn care, hot tub.

Otherwise they're just handing over a $1M property to you and if you default, they have to foreclose which is time consuming and expensive.If the seller does have a mortgage, then it's far more complicated and more of a "Subject 2" scenario where you're not taking title but making payments.
