@Scarlett Nguyen Cliffside park is a nice area, and a great place to househack but you'll be hard pressed to find any cash flowing multis there with a traditional downpayment.

They have done everything from managing my text message campaigns, cold calling, social media and basic admin tasks.

Educate yourself on various tools to find possible motivated sellers on your own (direct mail, FB advertising, cold calling, skip tracing, bandit signs, driving for dollars). 

I believe this is a good move but Im just getting cold feet

I'm not talking tools to generate cold seller/buyer leads.
