Here is a list of items to consider and most if not all of these items cost money:Land cost, zoning, city planning, due diligence items, civil engineering cost, architectural cost, marketing, attorney fees, construction cost and interest (carrying costs) on the loan.Don't get me wrong, there is a big reward at the end of the day if you do this right, and many people do.

To be quite honest, I get incredibly tired of hearing the comments of "Just suck it and walk away," "They have more money than you and they will spend whatever they need to on their attorneys," "It's not worth it after you count the cost to litigate it" etc etc.
