What has to happen is these end-buyers are going to need time to save up a down-payment like they normally should have had to do and that will take some time as they try to pay down their credit cards and start losing their jobs.It's going to be a rough journey for a while.

(I have done that before but it usually requires a substantial volume commitment.)Some "other" brokers will take your deal to a portfolio lender and charge double and think that's Ok because they are providing a service but you can do it easily and much more cheaply on your own.Just my .02 because I invest to make money not give it away,

Costs for an exchange are minimal (my company charges a total of $695, for instance); it's hard to find a RE deal where taxes won't be at least that much.
