This may be harder in a tiny town but check to see if any property management companies are hiring and try to get your foot in the door.

Easy to self manage with Vrbo and Airbnb, then hire a cleaning service to handle turnovers.

You can always hire a 3rd party PM, but managing it yourself is normally the best route.

Give the new tenant an option of $XXXX rent and they maintain the lawn or $XXXX + $YYY and you hire a landscaper.
