Your best option is to hire a reportable lawn care company and increase the rent to cover the fee.We assign snow removal, grass cutting and keeping of the gardens within of our leases.

@Christopher Bennage sound like most of the front end items have been taking care of but I would still check with the city and the engineer who drew up the plans.

I do not care if they carry contents insurance.

As long as you can show there is enough profit for you to pay the loan back and/or provide them with a cut of the return you should be good to go.The flip budget is the biggest thing to tackle because if you are off more than a little it can quickly take you from the black to the red.  

It also could work if you can pick up the motel cheap and/or do the construction cheap.Also, be very careful with low-end motels because they tend to be crime ridden and that can be a hard thing to transition out of.But, do the work for your particular deal and see what it tells you.
