Filtering out the right candidate that fits the script for the intended property.

The devil is in the details and it's tough to accurately reflect nuance related to things like property age, school district zoning, footprint, number of beds, curb appeal etc - what I'm looking for is more or less a way to filter a list of desirable markets based price/rent ratios on a current but also historic basis. 

It has 5 filters & I sleeve the filter cartridges with white drain pipe stocking (Drain-Sleeve) to absorb the oils/residues etc so I have only replaced the filters 2x since new.

We have had to hold our breathes on some of the appraisals, but when we pre sell, we always make sure we are protected if for some reason, something doesn't work out with the buyer. 

I get by with multiple dust filters for mine that I rinse, dry, and reuse.

If you decide to consider single family, the drummond site has a filter that's titled "baby boomer plans"- we must not be the only ones with this idea ;) Perhaps looking at those designs for inspiration, then choosing a duplex that mimics the plans. 

Additionally, by default, you're filtering young professionals who might want an office, roommates, a young family, etc.
