We would reinvest the $100k equity from the sale of our current home back into our LLC to purchase additional properties for BRRR.Does this make sense to you seasoned pros and are there any reasons not to do it this way?

It appears it will be close to break-even even at the current rents.  

Once I have enough money for a down payment on another property, I plan to turn this property into a rental and move into a new home.My question is about planting a privacy hedge (Clusia) around my backyard.

Lots of us do what he does and do it better or better terms and more leverage I know I do. and no one can fund as fast as me LOL  by the time he is  done doing a deep dive into your fico and your PFS and verifying your assets I will have your deal closed and funded !!

Look into RUBS as an alternate to submetering, which can get expensive.

You are bringing new value into the property.The IRS is looking to make sure that you are not using the SDIRA to flip the property yourself and avoid any type of income, SS or Medicare taxes.

Especially with the microchip plants moving into Central New York State.

Hi Sal,It sounds like a cash out refinance DSCR loan would do wonders for you.DSCR Loans do not take into account your personal income but instead look at the income generated from the property to pay for the loan.
