Got it for $57k and a house that is similar one 2 blocks away is in escrow listed at $250k. 

However, my contractor just happens to own a 3 or 4 unit on the next block and he said he's managed to keep students in his rental rotation fairly easily. 

Damage in individual bedrooms is easy enough, but you won't know who left that huge hole in the wall in the living room.

But I guess this is subjective to the individual wholesaler themselves, shady ones don't care much about the seller, or know about the market, good ones want them to get the most they can get and know what that is. 

You'll also have to consider what assets you guys own individually versus as tenants by the entireties.

If you are a hard working middle income or higher individual you will find the social standards of most lower income to be considerably different.

The tenant can always send a partial payment and I can't block or refuse to accept it.

I run the 10 minute drive there, take off the tank top, and find the chunk of blue crap she put in the tank was blocking the flapper.

While the board as a body can not be held accountable for misuse of funds, any individual can be, if it turns out to be they are using the money for personal property.
