The cold callers and acquisition manager was on an hourly, but it was basically they did everything for you.

I'm putting a business plan together for a short term rental and I can find plenty of data from comps on projected vacancy rates of established rentals, however, I know I can't expect to come out of the gate with 50-60% occupancy.

They're basically the same.

We read everywhere: You need to have a good team in the area you are investing (Real Estate agent, property manager, project manager/ contractor (if you do any rehabs).

Basically, its a lot of work...Some may be reputable, but not offer a "great experience" like any other vendor.I know this isn't the greatest set of answers, but I hope it helps some. 

We got a second opinion but that company wanted to do even more work basically gutting and replacing every supporting beam in the basement and was quoted over $40k.

You do large projects they may be interested in investing in and you welcome people to talk to you about it.

Just 16 months later and he has now basically closed up shop, leaving most investors at a huge loss, while he walks away with a money in his pocket.
