Talking to people who have owned them longer than me from the provider I used it’s not unheard of to have no maintenance the first couple years (out side of a tenant turnover).The houses I’ve bought anyways have entirely new mechanicals, roof etc so it’s unlikely any of that will go bad in the first 5-10 years.

The big one is how do you end the deal if it goes bad? 

@Terry Lao if it helps to not burn as bad....MAYBE they did fix something that isn't visible from pics or the exterior...like plumbing, sewer, electrical, mold etc. 

Not warzone but one of the nice pockets in bad areas.

The doing something you just got saddled with mediocre to bad debt and now it could keep you from owning a great property when it comes along.

In my experience, closing attorneys close on time about 50% of the time, and everybody sort of expects this bad performance from them.
