PMC: We negotiated $80 a month flat rate for management, so like 8.5% management feeRent: $950 a monthOperating cost: I estimated 70% overall operating cost which included the 8.5% management fee, mortgage and repairs/upkeep, etc)Average net income would be $3216 a year Gross income would be $11400 ($950 rent X 12 months before all expenses)So re-calculating the cap rate and using total gross income I'm getting a rate of 4% as opposed to the 4.68% I originally calculated.Does that seem more accurate?

Worse than average priced SFH are in my outrageously expensive market. You may think I am advocating for selling, but not necessarily. 1) I look at total return and do not prioritize cash flow over the other sources of return.

I don't believe in using phone apps since it is too easy to log onto your desktop computer with Teamviewer and run your computer from your cell phone or tablet. As for the cost for what you are describing, the average developers ear earning $2,400 to $3,000 per week, or $60 to $75 per hour.

Both of these are extremes in the spectrum. While it may seem logical that we can raise rates due to “inflation”, that same inflation is affecting the average consumer’s spending power, which could have a significant impact on whether (s)he takes a vacation, which will reduce overall demand for anything travel-related, including vacation rentals.
