I live in California but am looking more towards the East Coast for my investment. 

I live out of the country though so it makes things difficult.

And to add to the stress, we took out a loan to cover the costs, and now we're watching our hard-earned cash disappear with each passing day.In this moment of desperation, I reach out to this community for assistance. 

Purchased with plan to live in permanently, put it as a STVR while traveling in our RV during the pandemic, and it did so well as a STVR that we decided to keep it as a rental and buy another cabin in Yosemite as our primary residence.

In those cases, if the market goes down, you are willing to hold long enough for the market to rebound.My second piece of advice is to only buy properties that you would live in yourself.
