You should approach it from that standpoint VS you are owed a favor.  

I started out by running Spartan races, and cleaning up my diet, to eventually transitioning into a bodybuilding and powerlifting approach on things. 

I guess I'm looking for what approach an experienced investor would do in my situation, or if I should wait and just continue to build my knowledge until I'm out of school.Looking forward to responses!

This is especially advantageous to individuals who are new to real estate and don't want to completely mess up which has a higher likelihood with the first few deals or those - like myself - who know enough to know they just don't have the time any longer to vet markets, build a team, analyze countless deals, and every other minor step that seems to often be skirted over when folks on here talk about their successes.

by selling now and "taking profit" as stock traders say, you re-invest in better properties and will have smaller cash flow to start but better return on equity.Any of the Refi approaches limit you to only pulling up to 75%, leaving 25% equity trapped.   

As far as funds for repairs/emergencies, I take a safety in numbers approach to it.
