Only difference is I raised the rents to where I wanted it to be after updates, & most of the tenants wanted to stay.

If the lines were replaced/updated at any time...great, but I bet the drains weren't, and the underground is crumbling, or will, or has been.5 - Plaster walls.

It was fully updated/remodeled in 2015, is ~3000 sq ft (old Victorian), it currently cash flows ~$400 per month, and I have about $250k of equity in it.

@Andrew Postell thanks Andrew an it does make a lot of sense but it does need some repairing an updating an that’s was the plan to rent it out after I rehab it but I was wondering after I did all this repairs etc would it be smart to refinance an then rent it out or is that even possible?
