The bedroom had a light fixture they did not like and they wanted to change that to a fan.Landlords do want to know about leaks and get them fixed, and as soon as possible before they ruin a cabinet or flooring or cause mold to grow.

I’m looking to add heat & cooling some kind of way but the only thing I can come up with are doing mini splits in the bedroom & living area which will probably cost around 3k + , another thing I thought about was just focusing on the heating part since the basement usually stays cool even when it’s super hot out in Georgia .

I'll be getting an FHA loan, attempting to rent out a couple of the bedrooms for the year that I am there to come close to breaking even, then renting out the entire house to a group of students in the following years.
