If they are borrowing 75-85% (putting down 0-10% of their money,) it’s virtually unsecured debt as you would never collect a dime during a foreclosure.

Any loan under than 20% down (other than hard money loans) normally requires that it is an owner occupied home, e.g. you have to live in it for a year.

There are way to many PM's not getting properties rented and they are staying vacant, there is also way to many rentals being rented less than market rent to get a "quick tenant" causing investors to lose money, you will also need that PM to be completely productive and quick to the applicants and also not trying to incentivize off of your property needing repairs.

I personally use Navy Federal and they aren't small, I would actually recommend just about any credit union.
