But only one or 2 who our out-achievers.   

What’s the best way to achieve this goal?

That's the proverbial "get rich quick" and real estate is not the proper medium for achieving that.

Let's say the average or newbie investor needs a balance of both.I have listed out a few cities for myself that we are monitoring, each city lets us achieve a different goal. 

I've seen anywhere from 35K-150K and trying to understand all this, has me wondering if what I'm planning to achieve will work.My dilemma at the moment is how to go about things financially. 

I don't think investing at a distance that you can achieve that.  

Try to work looking at finance x cash flow and with it what can you achieve, not the way around.

Often times I put myself in the tenants shoes and communicate in a way to achieve a win win.
