In regards to signing a waiver (I am not a lawyer), I believe that unless you have a lawyer create the legal document, the waiver does not hold up in court.

Also most folk simply don't understand buyer agency, so detailing it in a written agreement and explaining the document to the client helps them understand the relationship as well.
