I'm guessing that if you're trying to close before construction is completed, then the real estate contract would be a set amount for what's already been completed and there would be an addendum to attach your construction contract for the remainder of the project, right?

I would be willing to set aside these requirements with limited exceptions if it's a really good deal that I would otherwise lose, but it would have to be a situation like an infill parcel in South Philadelphia where many of the other risks are not as likely to arise.

I was primarily looking within the Bay area and figuring out it's hard to do as many cities/counties have STR regulations in place and the purchasing price point is always >$1M and it affects the targeted CoC ( >15%) in the following year.

It seems easy enough as I write it out, but no one is giving me a definite YES or NO and if I'm going to have to cough up an additional $130,000 in addition to the $130,000 1031 x then I need to know for sure before I set all this up.
