What is the best rate I should be targeting in the current market.  

I'm now looking to learn from all of you and expand to other markets.I'm particularly interested in branching out into out-of-state investing, specifically targeting markets like Phoenix, AZ, and Detroit, MI.

I'm guessing that if you're trying to close before construction is completed, then the real estate contract would be a set amount for what's already been completed and there would be an addendum to attach your construction contract for the remainder of the project, right? 

And when you say have the sister introduce me to the attorney, this would be her brother's lawyer as opposed to the trust officer that she is set to meet with next week? 

I would be willing to set aside these requirements with limited exceptions if it's a really good deal that I would otherwise lose, but it would have to be a situation like an infill parcel in South Philadelphia where many of the other risks are not as likely to arise. 

Always put on a fresh set in between turns if they old ones are beat up.

The basic dynamics of real estate across the country are pretty set for the next few years -- too many buyers from the Millennial generation (bigger generation than baby boomers) who are hitting peak buying age, not enough new construction, older homeowners not selling as soon.

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

I was primarily looking within the Bay area and figuring out it's hard to do as many cities/counties have STR regulations in place and the purchasing price point is always >$1M and it affects the targeted CoC ( >15%) in the following year. 

It seems easy enough as I write it out, but no one is giving me a definite YES or NO and if I'm going to have to cough up an additional $130,000 in addition to the $130,000 1031 x then I need to know for sure before I set all this up.
