Should each project be approached individually with a proposal to the investors to see which parties want to be involved with conditions specific to that deal?

His current proposal is owner financing 310k at 7% over 15 years.

She has proposed that because she is paying (Venmo) for half of the operating expenses to include the mortgage, that for taxes I should claim all of the expenses and all of the rental income due to the complications of only me owning the mortgage. 

They may even draw up a rent proposal based on other properties in their portfolio that you could leverage with the bank on your Refi value. 

Are there any templates you guys use for a proposal to a private money lender if so where could I possibly find some?
