@Shion Queen the best is to visit the places you are looking at if you walk down the street and fear for your safety you don't want to invest there, think of your area, there are probably locations you wouldn't want to invest, these agents are thinking like that and trying to give you good advice, but without a frame of reference you feel like you aren't getting a full picture.

We cannot arbitrarily increase the rent too in NJ, we wud have let them bring it if they cud compensate us in increased rent.We did call them few days ago to try to smooth things out but they just went on a rant and they didn't let us talk, the call went for about 2.5 hours, and they started arbitrarily criticizing everything about us even though we have been very accommodating,  responsive and helped them with references.

If you are referring to foreclosure auctions, that´s a different level of risk and you need to verify that it is a first position mortgage (they usually are) and set aside contingencies for other liens you might find (referenced by @Chad Urbshott).
