Most of my deals were created from me turning over rocks everyday, looking, listening, thinking, planning... over and over. 

The disclosure is more of a red flag to me.

If it was one deal I would tell them to kick rocks but this could potentially be a stream of 5 deals a month. 

For example, if a person claims they have so many deals but is unable to show you a single property when you make the trip there, there should be a red flag waving in your head. 

Thats the red elephant in the room, thats been sitting there for a while.

Never mind the possibility of an audit. ( Not worried as much about an audit and she didn't go overboard so I don't see any red flags)I wasn't happy when I received my copy but figured that I could easily fix this and amend them to what they are suppose to be and correct everything.

All you're looking for is some big red flag.
