April (New Owner) offers Bob and Sally (Current Tenants) $1500 to move out and return full possession of the unit located at 123 Anywhere Ave in Anytown, USA on or before March 30th, 2020. 

I have a renter who paid a deposit, took possession of the keys and signed a 1year lease but now is talking about backing out and not moving in.

The PM left a voice mail mapping out her tenancy, the owner's knowledge and direction, that rents had been paid, with the demand to give possession, the threat of changing the locks and her position of representing the owner to allow her in to get her things and secure items left together with how her deposit would be handled.So, the update:I just called an attorney friend, she knew of the owner and his track record in other dealings, he has been stung before.

Anyone with Ohio Law knowledge can you answer if a tenant takes possession if he moves in his stuff but doesn't sleep there?  

My new tenant would like to take possession of the premises, with their signed lease in hand and change the locks (the bad tenant is letting homeless people sleep inside at night).

ALL of your personal assets and possessions are now exposed and are at risk.

You need to get possession at the close of the deal. 

@Mike Kelley It could be that the bank has recently taken possession of the house and it will soon be listed with a realtor who handles REO's for the bank/lender.

@Ben Leybovich, When you say seasoned does that mean that a period of time has to elapse after he takes possession of property?
