Unless your partnering up with some folks familiar with the market your own back yard seems to be the best place to start.

Even the folks who you might want to rent were either not financially qualified, credit scores below 550, or had criminal records.So far, I have not found Waterbury to be viable for investing in real estate, for short term projects.I swore not to buy another one in Waterbury, however, one of the contractors I hired, has asked me to partner with him on some multi-family homes, but I am not convinced.  

Could you advise me on how to structure a deal where there are four partners but one partner will do all the work.

I have my contracts drafted, my money partners in line, GC and attorney all ready to go.

Bill, it is not just the ones I have personally done nor the ones I did with partners.

Does anyone do this i could really use some insight. whats the best way to find a partner on this kind of deal.

Could you get creative with the wholesaler and maybe bring him into the deal as a partner so that you're obtaining the financing through his LLC in order to alleviate the lender's concerns?
