Revenue (rents) have not caught up to the value of homes OR, what I believe, value of homes have outpaced rents.

I've house hacked two single family homes in Reno, NV, and it's changed my life in a short amount of time. 

I just did a feasibility study on the property and can build a total of 3 ADUs along with the single family home on it. 

I haven’t seen or started the application yet but i was wondering if anyone has gone through this or from a lenders perspective on any tips to maximize the amount I would get
