In my opinion you'd be better off holding the cash you have on hand and capturing the increased equity you have in your home through a Cash Out Refinance. 

For instance, I would like to invest in some buy and holds to generate cash flow.

The title agent says they need written cancellation from the wholesalers and this guy is telling me he would rather hold it hostage and let it expire in 7 years and let it go to the state rather than signing off.
