It's always good to get other people's advice based on their own experiences aside from the professional you are hiring.

So, we're talking about a deal like this: Investor purchases the lot from me in cash (which would have to be surveyed and split).We hire a builder to build a home that fits in the neighborhood.We sell it. 

Whole project cost me less than a typical furnace install, and I was able to add central air in the process. 

There are others too - like a central air system that can cost you $15,000 or more when it goes down.
