In most states you do not have clear title unless a Quiet Title action is done, a certain number of years since the sale has passed, the past owner may have redemption rights, etc..Also check for zoning and use restrictions.....many vacant parcels go to tax sale because they can’t be built on and are useless..This is not something you want to buy if you don’t know exactly what risks you are assuming.

Once you have her served she may call the Board of Health, so be it, you may get tagged for some stuff the other lanlord never took care of, it will not stop your eviction action.

I recently graduated college and started my career as a mechanical engineer and have recently decided that while I love my job I don't want to work for the rest of my life, and real estate investing makes the most sense to me in order to gain financial freedom before I turn 60.I have been reading a ton of real estate books and discovered the bigger pockets book on rental property investing which gave me a great introduction to all the topics and possibilities in real estate.
