In my experience, as part of your loan, you will be asked to fill out an occupancy certification affidavit, in which you will declare whether you intend to use the property as your primary residence for at least a year.

The situation is that they don't say what the penalty is if I were to do sell it within the first 90 days.When buying properties as REOs from the MLS, theres a FM addendum stating that if you sell within the first 90 days, there's a $5,000 penalty.
