It's good to use both, you can let an agent know what type properties you're looking for and they will fill up your inbox daily with properties for you to review.

Around here, farmland is usually restricted to 10 acres or larger and such pieces of "small denomination farmland" are scarcer then hen's teeth.

I prefer the latter since it means I don't have to go to the post office, and though I can deposit checks from my phone there is a daily limit and I have to take money orders to the bank anyways.
