I will tell you Huntsville is tough right now, as the cost per square foot has crossed into ridiculous territory in most of the city area; there are limited opportunities in C/D class properties and locations; but a B/C property in an A/B and even some C areas are in negative cash flow territory right now due to the asking price.

Which is something I will have to dig out of a bit.Because of my path from office building to a pile of apartments, I have never flipped a house, never wholesale-d, never bought a duplex to then trade up to a 4-plex, etc.I still have a business in Los Angeles, that I manage and support from the East Coast where I now primarily live.

The reason being that this will likely be in a D/F neighborhood, which will expose you to more risk than needed when starting out.
