DPA has been very tough to use the past few years....just way too much competition that isn't using it in the sub $300K range.With that said the market has shifted some the past 2-3-4 months and maybe a seller would accept it if they don't have other offers.I would just be prepared to make several offers and not get your heart set on one particular house.

Not only are they not cheap, they sell the same lead to 3-4 agents at the same time.If you're going down that road, be prepared to respond to each lead within seconds, not minutes, because your competition will do the same, and you don't want to be the 4th agent calling.

If this was 5-6 months ago I would be upfront and tell you that most 2-4 unit deals are being bought up by cash buyers well over asking, however, the competition has certainly dampened to a degree.
