With Evolve at 10%, it's attractive, but you're still stuck with guest communications, finding the cleaner, stocking supplies, and overall general maintenance and boots-on-the-ground management of your property. 8/10 times I recommend my clients find professional management.

Your worst reasons for someone selling is because the property has serious issues that they don't want to fix.

By carefully vetting potential tenants, you can mitigate the risk of late payments, property damage, and other issues that can arise from irresponsible renters.

Wish I had more luck with the manager companies.I just don't want to keep using cash to fix- cover any issues that come up now.  

It's pointless and only causes issues.

We actually have the option to STR on a few of our properties and decline to do so because we make more money than an LTR on our medium-term rental with a lot less work than an STR.The pros to medium-term rentals: high occupancy rate, no local regulation issues if you are 30+ days, elevated rents, more and more people are staying longer, often the midterm rental tenant pool is professional. 

The major issue is that the some windows are moldy and some have rotted frames.

Thanks….I moved in to a new town in 2006… and I immediately joined the local REIAs…And the communication / email process of one had me baffled…. although there was a “ bulletin board” ..all comments were delayed a day or two before getting posted… I asked “ why the delay” and it was explained that all posts are vetted to make sure that they complied…blablabla…I called bull… by saying that …in my previous REIAs if you ran afoul of the rules there was a warning and a three strikes and you’re out system… but a sometimes deals a very time sensitive… getting the flip out to the whole group SWIFTLY was very important….
