Hi BP, my partner @Jon Sanborn and I recently bought a commercial mixed use property in Philadelphia, PA 19132: 3 Total Units - 2 Bedroom Unit, 1 Barber Shop Unit, 1 Hair Salon Unit.

I personally cannot see how anyone can live on 4k a month unless every thing is paid for.. and they pretty much are home bodies.. and again if they have to handle their own insurances as they age..  

I'm also not a fan of small shops that try do to everything.

Check out consignment shops too if there are any. 

I don't go anywhere near Lake Merritt anymore and used to shop and run there all the time.Are tech people really moving out to Modesto?
