In my area, 12-14% is the norm.Try to secure an interest-deferred period of time (like 3-6 months) especially if you are just going to turn around and refinance.

The amount of interest you pay will not change unless you refinance the loan or pay it off early.There are amortization calculators out there and also tools in Excel that will show you how much you're paying down based on the time frame.

I would bet if you drove to those buildings during the day by yourself, you would not get out of the car.Great cash flow is super easy to find in those areas.
