Rents are starting to rise but, you will not get anywhere close to the 1% rule up here, on normal sales, from what I see.  

Is there opportunity to put some money into your current home to increase the equity and sell (you would need to get more than $1 back in the sale for every $1 put into it)? 

@Dominick Tonnarini, The only issue with your plan is that you will have to pay a sizable tax on the sale of that property when you do sell. 

We would manage the sale as well (with realtor friend).

I saw that the house was for sale initially, but I wasn't willing to pay the asking price. 

:)  Wholesaling is definitely hard work, so if that is the route you want to go with your real estate goals know you will have to hustle to find the property, negotiate the contract for it, market the proprety for sale, find a buyer, and assign the contract.

Although these items are eligible for tax deductions, I overlooked this aspect when filing my taxes last year.Now that it's 2024, I'm wondering if it's possible to file an amended return to potentially recoup some money from the IRS.

Wondering if anyone has had luck identifying a 25-30yr commercial loan / lender who allows such a structure?
