Just answering no to her question, "can she use her son on the application" will result in you getting all the info she is willing to share or make up whichever the case.You do not need the information you simply need to answer her question.

Here's my rebuttal to a few of the more common complaints/concerns in this thread:My company charges a $400 Leasing fee, or 50% of first month's rent - whichever is cheaper.

And whichever else topic might fit the situation.

Finally look up the social security cost of living adjustment each year and increase the rent by that amount or to market whichever is greater.

I give them my cell phone to call if there are any issues and I always return their call that day and try to get any issues fixed asap.  

This background check was ok except that they have several bills in collection (medical, cell phone companies) as recent as 6 mo ago.

But on the bright side you have made a great investment and which ever way you go you still come out pretty good on this one.

The one thing I'd add is to put whichever tenant you choose on a month to month agreement so in case it doesn't work out, you both can exit the contract gracefully - or at least quickly.Good luck to you!

If the young person does not have much of a credit history, I'd ask to see 12 months of cell phone or internet bills to get an idea of their payment history.
