Since I work 3-4 days a week 10-12 hour days (and the other days I’m traveling back to California to be with my family) I am not able to watch over my properties myself.

I have been watching the MLS daily for 4-5months, and I have see almost nothing come up for sale, or like you said, the ones that do are not even close to having numbers that work.

Not saying that will happen in Vegas but it's like watching the same pattern of the evolution of a city that is experiencing high growth decade after decade. 

From my read of the post, it sounds to me like the guy does his own management, is going to be out of the country for a while and wants someone on the ground to watch over things while he's gone.

My inclination would be to dig in my heels and take the "there was grass, it was destroyed on your watch", but the advice of "let them out of the lease and move on" may be the best. 

I have been reading, watching BP podcasts, and trying to educate myself as much as possible.
