I first would like to point out that the A,B,C,D categories are just good rules of thumb, but very much vary based on what each individual investor feels constitutes each class. 

Material costs vary minimally between cheap areas and expensive areas.

Many jurisdictions have a "Holdover" element, that you can invoke if someone stays beyond their scheduled date (the actual process may vary).

Some other issues can come up (title mainly), and the quality of the neighborhood literally varies from pocket to pocket, but I've seen some nicely cash flowing rentals set up there and also some very lucrative owner finance properties.

Your roles as a GP will vary depending on not only the team, but the deal itself.

I'll say this ... after landing here 20 years ago, and being in real estate for 17, this (NRV and, to some degree, Roanoke) is a unique, stable market.
