I am looking to begin my first flip in the next 2/3 months...is it okay to see fixer upper appear in my market and just make an offer of what I “think” the numbers would be?

Seeing as CA and WA are both places where the tenants have the upper hand, I have seen it happen. 

@Troy Larson if I am looking to purchase a property as an investor/broker the seller may be less willing to negotiate as they may believe I have an upper hand because I'm also a broker, despite it not necessarily being true.

@Asad Chag ultimately, the tenant doesn’t have much of a leg to stand on.

Also, there are plenty of wholesalers out there doing the leg work of searching for off-market deals.

Let's just say I didn't make enough money to live the upper middle class lifestyle I'd become accustomed to in corporate america, nevermind renovate my property.However I will be gutting my unit's bathroom next weekend (doing most of the work myself) and remodeling both kitchens by the end of 2020.

See details below -2/3 upper/lower duplex in a B class neighborhood.-2 Car garage and full basement for storage-2 washer and 2 dryers in basement. 

New windows, New Central air & furnace, new water heater, New carpet in basement and upper bedrooms, 1st Floor Hardwood floors.

What I came up with was small dogs and cats in lower units (max 2) only cats in upper units. $25 for the first, $15 for the second.
